Things to Tell Your Agent: Home Updates

There are four main systems almost all insurance companies ask about when quoting a policy:

  • Roof
  • HVAC
  • Plumbing
  • Wiring

Insurance companies want to know that these four systems are in good condition, and they often have guidelines for how old these systems can be. After all, even a well-built home needs work as the years go by. Having documentation for updated systems will help us make sure you get all available discounts. It also makes things a lot easier if we ever need to shop your policy.

Roof

The acceptable roof age often depends on the type of roof covering. For example, once a shingle roof is about fifteen years old, it gets harder to find an insurance company that will write a new policy.

The three most common roof coverings in our area are:

Of these three, a 3-tab composition shingle roof has the shortest expected lifespan and a metal roof has the longest.

Some insurance companies offer a discount just for having a new roof installed by a licensed contractor. To notify the insurance company about your new roof, we need to send in photos of the roof with a copy of a paid invoice. There may also be additional discounts depending on features of your roof. Contact us for a wind mitigation form that the roofer can complete.

HVAC/Plumbing/Wiring

The acceptable age of the HVAC, plumbing, and wiring varies a little more than the roof. If you make any updates to your HVAC, plumbing, or wiring, send us a copy of the paid receipt from a licensed contractor.

Renovations

If you’ve renovated your home, the value may have changed. Let us know if you’ve added anything like a porch, new room, or swimming pool so we can make sure you have adequate coverage.
